In WA, urgent repairs (hot water/burst pipe/gas leak/electrical faults/sewage leaks) must be actioned within 24 hours so we will communicate the repair to you and instruct it at the same time.

Urgent repairs

Essential Services (to be addressed within 24 hours):

  • Water supply

  • Gas

  • Hot water systems

  • Sewerage

  • Electricity​

Landlords must arrange repairs for these services within 24 hours of being notified .

Other Urgent Repairs (to be addressed within 48 hours):

These include issues that, if not promptly fixed, could:​

  • Cause damage to the property

  • Pose a risk of injury

  • Lead to undue hardship or inconvenience for the tenant​

Examples:

  • Roof leaks or potential ceiling collapses

  • Broken windows, locks, or garage doors

  • Damaged stair banisters or balcony railings

  • Storm or fire damage​

Landlords must arrange these repairs within 48 hours of notification

Non-Urgent Repairs

Tenants should submit repair requests in writing, detailing the problem.

  • Landlords are expected to address these repairs within a reasonable timeframe.​
